DA2025/2263 Update

Many residents submissions objecting to the proposed DA following its original lodgement. Consequently Council requested further information and has now been renotified. Submissions againts the newly submitted proposal can be made through the DA Tracker on Council’s website and must be made before the deadline of 15th June 2026.

The Grounds of Objection against the DA

1. Safety risk to school children at the adjacent bus stop

A critical issue is the school bus stop adjacent to the site frontage on Wandean Road. Increased vehicle movements, turning movements, reversing movements, and the likely use of trailers, vans and small trucks create an unacceptable risk for children waiting for, boarding, or alighting from school buses. This risk is heightened in a rural road environment with limited pedestrian infrastructure and direct exposure to passing traffic.

2. 24-hour access, light spill and night-time noise

The proposal includes 24-hour access. In a quiet rural setting this would enable vehicle arrivals, departures, door operation, loading and unloading, security lighting and motion-activated lighting at all hours. The likely result is unreasonable night-time noise, sleep disturbance and light spill onto neighbouring properties.

3. Traffic and road safety impacts on Wandean Road and the Princes Highway approach

The site is accessed from Wandean Road close to the Princes Highway. Local residents are concerned about additional turning movements, queuing, trailer manoeuvring and increased use of surrounding roads including Wandandian Road and Wool Road. The proposed intensity of use is not typical of the existing rural road environment.

4. Inconsistency with the rural planning context

The Wandandian locality shown on Shoalhaven LEP 2014 Land Zoning Map Sheet LZN_014B includes RU2 Rural Landscape and RU4 Primary Production Small Lots land around Wandean Road and the Princes Highway, with nearby R5 Large Lot Residential land and Hancocks Creek identified on the map. The objectors say the proposal departs from the established rural and rural-residential character of the locality.

5. Stormwater, drainage and flood-related concerns

The proposal will increase impervious surfaces and therefore runoff. Residents are concerned about local drainage capacity, downstream impacts and flood risk, particularly in a locality where natural drainage lines and creek systems are a material planning consideration. Any flood-prone or partially flood-affected land should be assessed conservatively.

6. Visual bulk, retaining walls and amenity impacts

A large self-storage complex with boundary retaining walls will introduce visual bulk and a more urban/commercial built form into a rural setting. Residents consider that the scale of the development, including retaining structures and associated hardstand, will adversely affect the scenic and rural character of the area.
